I grew up in Burlingame, spent most of my life on the Peninsula, and when my wife Brittany and I decided to move to Danville in 2017, we didn't know a single person here. Honestly, the East Bay may as well have been the Midwest to us. Ten years later we're raising our two daughters here — coaching soccer, hitting the Saturday farmers market, and watching our girls thrive in some of the best schools in California. We wouldn't trade it for anything.

Thinking About Making
the Move?

The ten questions I hear most from families considering this move — answered the way I'd answer a friend over coffee, not a sales pitch.

If you're commuting to SF two or three days a week, it's very manageable. Most people drive to Walnut Creek or Pleasant Hill BART and ride about 35–40 minutes into the city. Door-to-door you're looking at roughly an hour, which is honestly comparable to what a lot of Peninsula commuters already deal with on Caltrain.

If your office is in South Bay — Mountain View, Palo Alto, Sunnyvale — that's a harder commute. 680 south to the San Mateo Bridge or Dumbarton can run 45 minutes to well over an hour depending on the day. I won't pretend that one's easy.

The honest answer is that Danville and Alamo work best if you're hybrid or remote a few days a week, which describes most of the families moving here right now.

Yes, it's noticeably warmer — and I say that as someone who grew up in the Burlingame fog. Summer highs typically land in the mid-80s to low 90s, and you'll get a handful of days each year that push past 100. But here's what most people don't expect: they end up loving it. You actually get to use your backyard, your pool, your patio from May through October.

One thing that surprises Peninsula buyers: pretty much every home out here has central air conditioning. Evaluating the HVAC system is a key part of your due diligence — a neglected one is a $10–15K replacement you don't want to discover after closing. It's one of the first things I look at on any property.

The San Ramon Valley Unified School District is consistently one of the top-performing districts in California. Monte Vista High and San Ramon Valley High are both excellent. If you're coming from a strong Peninsula district, you're moving laterally or up. If you're coming from SF public schools and navigating the lottery system, the clarity alone is a massive upgrade — your kids go to the neighborhood school, period.

Walnut Creek falls under the Acalanes Union High School District — also very strong. Always verify the specific school assignment for any address you're considering, as boundaries can shift.

Danville has a walkable downtown — restaurants, coffee shops, the Saturday farmers market, boutiques along Hartz Avenue. It feels like a real small town with a center of gravity. That's what drew my family here.

Alamo is more rural and private — larger lots, more space between homes, no traditional downtown. If you want a half-acre with breathing room, that's Alamo. Walnut Creek is the most urban of the three with a genuine downtown core and its own BART station. I tell people: spend a Saturday morning in each one. You'll feel the difference immediately.

Significantly more — and the lot size difference is what really shocks people. A $2M budget on the Peninsula might get you a 1,500 sq ft home on a 5,000 sq ft lot. That same $2M in Danville gets you 2,200–2,800 sq ft on an 8,000–12,000 sq ft lot, often with updated finishes, a real backyard, and possibly a pool. In Alamo, $2.5M can get you onto a half-acre. You're not giving up quality — you're getting more of it for the same money.

If you're looking for nightlife and walkable bar-hopping, yes, you'll miss the city. But if you're a parent with young kids, "boring" starts to sound a lot like "peaceful." Saturday mornings at the farmers market, hiking Mount Diablo, kids' soccer at Osage Park, dinner on Hartz Avenue. That becomes your rhythm, and it's a really good one.

And San Francisco is still right there — BART gets you to the Mission in 40 minutes. You're not leaving the Bay Area. You're just choosing a different version of it.

Property taxes in Contra Costa County start with the standard 1% base rate under Prop 13, plus voter-approved bonds and local assessments. In most established Danville and Alamo neighborhoods, your effective rate lands around 1.10% to 1.20% — comparable to San Mateo County.

Watch for Mello-Roos in newer developments like parts of Dougherty Valley, which can push rates to 1.40% or higher. In older, established neighborhoods, it generally isn't a factor. I pull the exact tax breakdown on every property I show clients — it should never be a surprise at closing.

This is the biggest misconception I deal with. When people say "the East Bay," they're picturing parts of Oakland or Richmond. Danville, Alamo, and Walnut Creek are nothing like that. Danville was named the #1 safest city in California for 2026 by SafeWise — and it's held that ranking for six of the past nine years based on FBI crime data across 169 cities. San Ramon, right next door, ranked #9.

I grew up in Burlingame. I'd put the safety and community feel of Danville right alongside it. The "East Bay is dangerous" narrative is outdated and flat-out inaccurate when applied to the Diablo Valley.

You don't need to be fully remote — but hybrid makes this decision a lot easier. Most families I work with go into an office two or three days a week. For SF commuters, BART from Walnut Creek or Pleasant Hill is about 35–40 minutes to Embarcadero. For Peninsula commuters, a bridge crossing can be 45 minutes to over an hour — two or three days a week is very doable; five days will wear on you.

And here's what really drives the decision: it's about what you gain on the days you're home. A real home office with a door, not a laptop on the kitchen counter. Kids who aren't stacked on top of each other. That changes the math entirely.

Lafayette is a great option if you want suburban space and top-tier schools with a shorter commute to SF and a vibrant walkable downtown. It has its own BART station — about 30 minutes to Embarcadero, no transfers. Schools are excellent under the Acalanes Union High School District.

The trade-off versus Danville or Alamo is lot size and price — Lafayette tends to run higher per square foot with smaller lots. But if proximity to SF and a walkable downtown are high on your list, it's hard to beat. A lot of families end up weighing Lafayette against Danville specifically, and the right answer depends on whether you're optimizing for commute or for space.
